Under the Housing Choice Voucher Program families initially pay no more than 40% of their monthly adjusted income toward rent and utilities.<\/span><\/strong><\/p>\n<p style=\"text-align: justify;\"><strong><span style=\"color: #000080;\">HACL makes a housing assistance payment (HAP) for the remaining portion of the agreed-upon rent directly to the landlord. Payments are deposited on the first business of the month by direct deposit.<\/span><\/strong><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter  wp-image-331\" src=\"http:\/\/hacl.org\/wp-content\/uploads\/2015\/04\/greenline2-300x8.gif\" alt=\"greenline2\" width=\"344\" height=\"8\"><\/p>\n<p><em><strong>All Landlords (after contacting the HCV dept. for their temporary password) can click the link below to get an accounting of any funds given to them.<\/strong><\/em><\/p>\n<p><a href=\"https:\/\/hacl.tenmast.com\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter  wp-image-345\" src=\"http:\/\/hacl.org\/wp-content\/uploads\/2015\/04\/Logo.gif\" alt=\"Logo\" width=\"136\" height=\"84\"><\/a><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333399;\"><strong><span style=\"text-decoration: underline;\">Payment Standards<\/span> are used to calculate the maximum amount of housing subsidy HACL will pay on behalf of a family. The Payment Standard used in the calculation is based on the family\u2019s voucher size, or unit size chosen if the unit is a lower bedroom size than the bedroom size on the voucher.<\/strong><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333399;\"><strong>Payment&nbsp;<span style=\"line-height: 1.714285714; font-size: 1rem;\">Standards are derived from the Fair Market Rents (FMRs) for the area (per HUD) and can be between 90% and 110% of the posted FMR. Anything outside that range must be pre-approved by HUD.<\/span><\/strong><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333399;\"><strong>Fair Market Rent (FMR) is a combination of rent and tenant-paid utilities used in the determination of Payment Standards for participants in the HCV Program.
